Coast resort town freed to develop

Sussex Inlet seems destined to develop as an attractive resort town on the south coast of New South Wales in Australia now that a 13-year moratorium on the rezoning of land there has been lifted.The NSW Government officially endorsed a new Sussex Inlet Settlement Strategy on August 28, 2007, after the State Department of Planning and Shoalhaven City Council carried out an impact study over three years in consultation with hundreds of local residents.
Once land is rezoned, the council will be able to approve several major applications for tourist, recreational and residential developments which it has been considering for years.
Main developments include: the upgrading of Sussex Inlet Golf Course with a new clubhouse and the extension of the green from nine to 18 holes; a tourist resort development which is still being planned; a housing estate for about 700 houses; 150 medium-density sites; a retirement village; and parklands and nature reserves.
The developer for the proposed golf course, housing estate, tourist resort and parkland is Lucas Property Group, based in Sydney.
Lucas says its proposed developments have an investment value of more than $200 million and a completed value of more than $400 million.
The developments are proposed for about 200 hectares of land between Sussex Inlet Road and St Georges Basin.
Lucas has already developed a housing subdivision in Sussex Inlet of 300 waterfront and 350 normal home sites, and several medium-density residential complexes.
Proposed parks include one area around Badgee Lagoon and another around the proposed tourist resort and fronting St Georges Basin.

“The approval of the Sussex Inlet Settlement Strategy will provide enormous benefits by way of economic activity and the sustainable supply of employment and housing.
