SAN FRANCISCO. Base Partners Inc., a San-Francisco-based advisor and developer of customized data center properties, is in contract to acquire a 70-acre development site in the burgeoning data center hub of Quincy, WA. “The abundant availability of low-cost hydroelectric power and fiber-optic lines as well as the region’s stable geological setting clearly make Quincy a prime data center location,” said Base Partners’ Aaron Wright. “Power costs here are the lowest in the nation, equaling 1.8 cents per kilowatt hour, as compared to 12 cents per kilowatt hour in San Francisco and 6.2 cents per kilowatt hour on average in the U.S., resulting in significant savings to end users.” As well, notes Wright, “Hydroelectric power is one of the cleanest energy sources, debunking the myth that being environmentally friendly can’t also be economically friendly.”

The site will accommodate up to 400,000 square feet of secure, flexible and cost-efficient data centers in buildings ranging from 50,000 to 200,000 square feet. The project is being scaled to house a single tenant or multiple users, and will be developed on a build-to-suit basis to meet users’ specific requirements. Additionally, in an effort to drive green adoption, Base Partners will offer tenants an economic incentive—in the form of additional tenant improvement dollars—to build out their space to meet energy efficient and sustainable building standards.

Base Partners’ project is part of an influx of data center development activity in Quincy, a small town in central Washington State. Microsoft, Yahoo!, Ask.com and Intuit, among others, are also establishing or expanding sites there for a total of nearly 2 million square feet of data center space.

The firm expects that national enterprise users, particularly west coast-based Fortune 1000 companies in the financial, healthcare, technology, telecommunications and Web-based industries will find the Quincy opportunity particularly attractive.
