Historic 136-year-old school building converted to condos in Hoboken, NJ.

Sales have opened at Adams Square, a new luxury condominium residence created in a historic, 136-year-old school building in Hoboken, NJ.

The conversion has been undertaken by Manhattan-based R Squared Real Estate Partners.

“The building’s former use allowed us to create a unique living experience highlighted by a dramatic lobby featuring walls, twin staircases and handrails all clad in antique marble, a beautifully-landscaped private courtyard which has been designed by renowned landscape architect M. Paul Friedberg & Partners, and magnificently renovated residences with oversized windows, 12½-feet-high ceilings and loft-like interior spaces,” notes Gregg Rechler, an R Squared principal.

The five-story building at 501 Adams Street began life in 1870 as the private Kealy School and later served as Hoboken’s Public School #2 for many years. In 1996, it was converted to rental apartments and remained that way until R Squared acquired the property.

“We determined that the building’s classic exterior façade with its gothic elements, arched windows and stone tracery were ideal for luxury condominium homes,” points out Mitchell Rechler, another R Squared principal. “So we implemented an extensive remodeling program to substantially elevate the common areas and residences to levels desired by luxury condominium buyers.”

Renowned Manhattan Architects Beyer Blinder Belle remodeled all of the interiors, created new, luxurious kitchens and bathrooms and, when necessary, reconfigured some layouts. The architects also updated the first-floor fitness center and spruced up common halls, lobby and staircases.
