August 16, 2006 (PRLEAP.COM) Business News
(August 2006) Civic Towers, LLC, a wholly owned subsidiary of real estate holding company MODARO, LLC, is “Raising the Business” with the landmark development of CIVIC TOWERS. Soon to grace Victorville’s skyline as its tallest buildings, these Class A, eight story office towers will be conveniently located in the heart of the Central Business District (CBD) of the City of Victorville. Situated on the North West corner of Civic Drive and Seneca Road, the towers will be within walking distance of the Courthouse, the County building, the newly expanded City Hall, and just a few hundred yards from Interstate Freeway 15 — the main Los Angeles, San Diego, and Las Vegas link. The twin towers will be placed on a nine (9) acre office park setting and will be delivered in two phases. Phase I (the South Tower) will deliver an eight (8) story building of approximately 160,000 square feet of office and retail space. Phase II (the North Tower) will include the second eight (8) story, 160,000 square feet edifice and a 3 ¾ level parking structure, totaling approximately 320,000 square feet of commercial space. Phase I is anticipated for delivery in early 2008. Ware Malcomb (www.waremalcomb.com), a leading national architecture, planning, interior design and graphic design firm based in Irvine, California, is providing architectural and design services for Civic Towers, LLC. The general region, which is part of Western San Bernardino County, known as the Victor Valley, includes the cities of Victorville, Apple Valley, Hesperia, Adelanto and Barstow, as well as the surrounding unincorporated communities. This region holds the advantage of being located one hour away from Los Angeles. Economists and business people refer to the market served by the Civic Towers as the Northern Inland Empire; most Californians call it the High Desert. Nationwide Real Estate brokers Marcus & Millichaps’ analyst divided California into five regions, naming the High Desert by far the most affordable. This market reality has brought to the region an unprecedented growth of population, industry and commerce. Over the last few years the Victor Valley has become a pro business area that is attracting world-class companies with its access to global markets, affordable land and abundant labor force. In recent reports, the California Department of Finance stated that three out of the four fastest growing communities were in the County of San Bernardino and Victorville was the eighth fastest growing city in California. Moreover, Riverside-San Bernardino was ranked first in the country (among large cities) as top U.S. cities to do business (Inc. magazine, May 2005). According to the Victor Valley Daily Press (October 25, 2005), a single company announced plans to develop 64,000,000 square feet of industrial space at the free trade Southern California Logistics Airport (SCLA). The developers of Civic Towers are certain that with just this single feat the Victor Valley will become one of the nation’s premier supply chain links. Many forward thinking companies have realized the time and cost advantages of operating in the region. The following companies, amongst others, already have a presence in the area: Boeing, GE Transportation, GE Aircraft Systems, Pratt & Whitney, Sherwin Williams, Leading Edge Aviation, The Goodyear Tire & Rubber Company and Space Center Mira Loma.
When making key decisions, Civic Towers, LLC bears in mind the best interest of its occupants and is working to provide several amenities within each building. In addition to office tenants, the developers plan to attract a fitness center, a bistro restaurant, a coffee house and a copying/shipping store. The company is considering delivering the project as condominium offices. Parties interested in owning their own suites should contact Civic Towers, LLC as soon as possible.
