S.C. Marketing Will Begin Real Estate Training For Real Estate Agents in Southern California
June 28, 2006 (PRLEAP.COM) Business News
S.C. Marketing President Chuck Salisbury has been selected to teach Real Estate Agents in Southern California how to handle inquiries from their clients who want to invest in income property. Unfortunately, few Real Estate Agents have any experience in this area and as a result do not even invest in income property themselves. “Despite the fact that Real Estate is the best investment in the U.S., few agents understand it and even fewer actually invest their own money”, said Salisbury. As a Stockbroker and Investment Banker for 22 years with major Wall Street firms, Salisbury acknowledges that real estate is the best investment and there isn’t even a close second. Despite the facts, few real estate agents understand how to invest in income real estate, how to structure an investment purchase for maximum return and finding property that will return the best yield. It’s a shame that the people in the business know less than the people actually investing their money. To close the gap and to provide a better quality of service to investors, S.C. Marketing will conduct classes for agents and offer a unique referral service so that Realtors who understand investment principals can find the right income property for their clients. Most of the classes will be held at local MLS/ Board of Realtor offices with invitations going to all members of a local Board. The meetings are by invitation only and reservations are required. Stewart Title will be sponsoring these events.
Salisbury will advise Realtors on the way to structure an Investment Real Estate http://www.scm-inc.net/investment.html purchase so that the investor can maximize their return through leverage and increase yields and improve occupancy by buying new property in prime locations with nothing more than a 10% down payment. Another rule is to avoid a negative cash flow as that will only increase the amount of money put into the property and affect the rate of return. “If you buy the best property in the best locations then you can attract the best tenants”, said Salisbury. He suggests that tenants be screened by a professional property manager with strict guidelines including a background check, 680 or better FICO score and a call to the prospective tenants current landlord to be sure they pay their rent on time. The best way to be sure the investor has a positive experience owning real estate is to invest with a professional that understands the investment process and does so successfully. Never trust investment decisions to an amateur for fear of loosing money. Real Estate can provide the best benefits if the investment is handled properly with a professional.
