DUARTE

Bank of America signed a 5-year lease for 1,000 square feet for a total consideration of approximately $124,500 at the Sav-on Center, located on Huntington Drive in Duarte. Bank of America, which was represented by Jones Lang LaSalle of Los Angeles, is expected to open at 2317 Huntington Drive in early May 2006. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for the Sav-on Center and represented the landlord, Topaz-Duarte, LLC of Newport Beach, in the lease transaction.


LOS ANGELES

Cold Stone Creamery signed a 10-year lease for 1,360 square feet for a total consideration of approximately $276,624 at the Hollywest Promenade located at the northeast corner of Hollywood and Western in Los Angeles. Cold Stone Creamery, which was represented by MAS Real Estate of Scottsdale, AZ, is expected to be open at 5455 Hollywood Boulevard in early May 2006. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for Hollywest Promenade and represented the landlord, Shooshani Developers of Los Angeles, in the lease transaction.


NORWALK

UPS Store signed a 5-year lease for 1,200 square feet for a total consideration of approximately $229,300 to locate at a 2,700-square-foot pad building, anchored by a drive-thru Starbucks, at the northeast corner of Rosecrans and Shoemaker in Norwalk. UPS Store, which was represented by Cypress Retail Group of Culver City, is expected to open in early January 2007. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for the developer, United Growth of San Francisco.


SHERMAN OAKS

Les Yeux signed a 5-year lease for 466 square feet for a total consideration of approximately $181,728 at the Sherman Oaks Galleria, located at Ventura and Sepulveda boulevards in Sherman Oaks. Les Yeux, which represented itself, is anticipated to open an optical store in early December 2006. This is the first location for Les Yeux. Wilson Commercial Real Estate of Los Angeles, along with Kirnan Commercial of Woodland Hills, are the exclusive landlord representatives for the Sherman Oaks Galleria, and represented the landlord, Douglas Emmett of Los Angeles, in the lease transaction.


VAN NUYS

Red Persimmon Nail Salon signed a 10-year lease for 1,300 square feet for a total consideration of approximately $588,453 at the Albertsons Shopping Center, located at the northwest corner of Van Nuys Boulevard and Sherman Way in Van Nuys. Red Persimmon Nail Salon, which was represented by Grubb & Ellis in Newport Beach, is anticipated to open in early August 2006. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for the Albertsons Shopping Center, and represented the landlord, Hughes Investments of Newport Beach, in the lease transaction.
