N Style Womens Clothing signed a 5-year lease for 1,614 square feet for a total consideration of approximately $257,594 at the Fullerton Crossroads, located at the southwest corner of Yorba Linda and Bradford in Fullerton. The tenant represented itself and is anticipated to open in mid January 2005. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for the Fullerton Crossroads and represented the landlord, The Uhlmann Offices of Sherman Oaks, in this lease transaction.

RIVERSIDE COUNTY
Murrieta

Subway and Nuevo Dental Group signed leases at Heritage Marketplace in Murrieta. Nuevo Dental Group signed a 5-year lease for 1,170 square feet for a total consideration of approximately $210,000. Subway signed a 5-year lease for 1,300 square feet for a total consideration of approximately $206,000. Both tenants represented themselves and are anticipated to open in September 2005. Heritage Marketplace is located at Scott Road and 215 Freeway. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for Heritage Marketplace and represented the landlord, Hughes Investments of Newport Beach, California, in these lease transactions.

Simi Valley

Athletic Physical Therapy and Savage Tan signed leases at Madera Royale in Simi Valley. Athletic Physical Therapy signed a 5-year lease for 4,000 square feet for a total consideration of approximately $527,040. Savage Tan signed a 5-year lease for 1,971 square feet for a total consideration of approximately $288,791. Both tenants represented themselves and are anticipated to open in April 2005. Madera Royale shopping center is located at the northeast corner of Royale and Madera. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for Madera Royale and represented the landlord, Spathco Real Estate of San Diego, in these lease transactions.
