Kaplan Companies Receives Approval for Section Five of The Villages at Cinnaminson Harbour

CINNAMINSON, N.J. January 28, 2006 The Cinnaminson
Planning Board has unanimously voted to award
preliminary site plan approval for the construction of
33 townhouses and 36 carriage homes at The Villages at
Cinnaminson Harbour.

Known as Section 5, the townhouses and carriage
homes will be located within minutes of NJTRANSITs
light rail station, providing commuters easy access
into Camden, Trenton and Philadelphia.

The townhouses, each comprising three bedrooms and two
and one-half baths, will feature two-story foyers,
nine-foot-high ceilings and attached garages. The
carriage homes will feature townhouses on the first
two floors; the third floor will offer two-bedroom
condominiums.

Garages, garbage pick-up and parking for the carriage
homes will be in the rear of the property, creating a
neo-traditional brownstone view from the street.
Pricing for Section 5 is expected to begin in the
mid-$200,000s.

There is a great need for new, luxury homes in the
Cinnaminson area, said Jason Kaplan, president of
Kaplan Companies, based in Highland Park, noting the
development is attracting many homebuyers from central
and northern New Jersey. Our project is in a great
location for commuters, who will be able to own
quality housing within a 15-minute commute from their
jobs.

The development, designed by Minno & Wasko Architects
of Lambertville, N.J., will also be ideal for empty
nesters who enjoy the amenities of Burlington County,
but simply no longer need larger single-family homes.

The Villages at Cinnaminson Harbour is designed to
comprise a total of 911 units, as well as a marina and
stores.

Likely the projects greatest community benefit will
be a promenade built on the Delaware River, including
parking, all open to the public. The walking path will
be the ideal compliment for the marina that Kaplan
Companies is planning along the communitys
waterfront.

We are reserving a grassy parcel near the river as
open space, and people from all over will be invited
to enjoy the marina and other amenities, Kaplan said.
We hope this harbor can serve as the location for
many community-wide celebrations.
