El Torito Grill signed a 10-year lease for 7,928 square feet for a total consideration of approximately $2,000,000 at the Sherman Oaks Galleria, located at Ventura and Sepulveda boulevards in Sherman Oaks. El Torito Grill, which was represented by Grubb & Ellis of Newport Beach, is anticipated to open in early February 2006 at 15301 Ventura Boulevard, Suite P-5. Wilson Commercial Real Estate of Los Angeles, along with Kirnan Commercial of Woodland Hills, are the exclusive landlord representatives for the Sherman Oaks Galleria, and represented the landlord, Douglas Emmett of Los Angeles, in the lease transaction.

Ex Casual Women’s Clothing & Accessories signed a five-year lease for 2,800 square feet for a total consideration of approximately $401,370 at the Lakewood Marketplace I, located at 5424 Woodruff Avenue in Lakewood. Ex Casual, which represented itself, is anticipated to open in mid January 2006. Wilson Commercial Real Estate of Los Angeles, along with Kirnan Commercial of Woodland Hills, ARE the exclusive landlord representative for Lakewood Marketplace, and represented the landlord, Toibb Enterprises of Woodland Hills, in the lease transaction.

Visalia
Tahiti Hawaiian signed a five-year lease for a 1,180-square-foot Hawaiian restaurant for a total consideration of approximately $166,420 at the Visalia Marketplace, located at the southeast corner of Highway 198 and Demaree Road in Visalia. Tahiti Hawaiian, which represented itself, is anticipated to open in early April 2006 at 3109 W. Noble Avenue. Wilson Commercial Real Estate of Los Angeles, along with ZEEB Commercial of Visalia, are the exclusive landlord representatives for Visalia Marketplace, and represented the landlord, The Uhlmann Offices of Sherman Oaks, in the lease transaction.
VENTURA COUNTY
Simi Valley
AIG/Sun America signed a five-year lease for 1,565 square feet for a total consideration of approximately $159,705 at the Target Center, located at the northeast corner of Sycamore Drive and Cochran Street in Simi Valley. The tenant, which represented itself, opened in December 2005 at 2955 Cochran Street, Suite B-202. Wilson Commercial Real Estate of Los Angeles is the exclusive landlord representative for the Target Center and represented the landlord, HM Properties of Santa Monica, in the lease transaction.
Lockheed Credit Union signed a 10-year lease for 4,020 square feet for a total consideration of approximately $1,400,000 at Simi at the Plaza, located at the southeast corner of Madera Road and Simi Valley Freeway (Hwy. 118) in Simi Valley. The tenant, which was represented by CB Richard Ellis in Ventura, is anticipated to open in early September 2006 in a new 7,800-square-foot retail pad building on Cochran in front of Wal-Mart.
