Brookfield Reduces Mello-Roos on New Homes in San Marcos
February 04, 2011 (PRLEAP.COM) Business News
Brookfield Homes has paid off one of the Mello-Roos bonds at Mahogany at Old Creek Ranch in San Marcos, creating a lower overall tax rate. According to the builder, the new Mello-Roos fee and ad valorem tax bring the overall tax rate to 1.17 percent; a significantly lower rate than other San Marcos and Carlsbad communities."Because there are so many economic pressures when buying a new home, we've decided to make monthly house payments at Mahogany more affordable with a lower tax rate. At 1.17 percent, buyers will save approximately $200
per month," said Lora Heramb, vice president of sales and marketing for Brookfield Homes. "This, combined with our $20,000 limited-time Brookfield Incentive, helps buyers gain the most value out of their purchase."
Mahogany offers many desirable home locations including corner lots and select homesites that back up to open space and offer territorial views. Mahogany features popular one-story plans and two-story homes that range from 2,410 to 3,875 square feet with three to five bedrooms and 3 to 4.5 bathrooms.
Currently, Mahogany is offering three homes available for spring move-in and four homes available for summer move-in. These homes include front-yard landscaping, granite kitchen countertops, stainless steel appliances including double ovens, security systems, and a host of other features. In addition to a plethora of included features and a low overall tax rate, Brookfield is offering a generous incentive of $20,000 usable toward closings costs, options, or upgraded flooring.
As an added bonus, just steps away from Old Creek Ranch is the City of San Marcos' 18-mile maze of hiking trails, some of which are accessible from within the neighborhood of Mahogany. Also within walking distance of Mahogany is a 19-acre community park with ball fields, a soccer field, picnic areas, and an off-leash dog park and community center.
