Coreland Companies Completes 5 Retail Lease Transactions in Los Angeles & Riverside Counties

TUSTIN, CA – Coreland Companies of Tustin, Calif., one of the largest real estate service companies based in California, announced that its leasing / sales division recently completed five retail lease transactions in Los Angeles and Riverside counties. Starbucks signed a 10-year lease for 1,700 square feet for a total consideration of approximately $642,600 at Lone Hill Plaza in Glendora. The tenant, which was represented by Lisa Humiston of Epsteen & Associates in Santa Monica, is anticipated to open in early December 2005. Coreland Companies Martin Porter and Matt Hammond, based in the company’s Tustin office, represented the landlord, Crenshaw Capital Group of Los Angeles, in the lease transaction. The 77,680-square-foot Lone Hill Plaza is located at 1832 E. Route 66 and includes Stater Bros., Del Taco and Quiznos. Coreland reports that there is 1,050 to 2,000 square feet available for lease at the center.
Coreland negotiated three leases at South Hills Shopping Center in West Covina. Arturo Aleman and Jose Munez signed a three-year lease for 1,750 square feet for a real estate services office for a total consideration of $91,350. The tenant plans to open in mid October 2005. International Real Estate Services, Inc. signed a five-year lease for 2,670 square feet for a real estate services office for a total consideration of approximately $244,091. The tenant plans to open in early November 2005. Modern No. 1 Nail Salon signed a five-year lease for 1,050 square feet for a total consideration of $119,448. The tenant is anticipated to open in early December 2005. Coreland Companies is the exclusive landlord representative for South Hills Shopping Center and represented the landlord, CMB of Los Angeles, in the lease transactions. Coreland’s Bryan Bauer and Matt Hammond, based in the company’s Tustin office, represented CMB and all three tenants in the transactions. The 121,440-square-foot South Hills Shopping Center is located at 1414 S. Azusa Avenue and is anchored by Marukai and Taco Bell. Coreland reports that there is 2,500 to 26,000 square feet available for lease at the center.
More Clothes For Less signed a five-year lease for 2,400 square feet for a total consideration of approximately $267,580 at Van Buren Plaza in Riverside. The tenant is anticipated to open in early November 2005. This is a new store. Coreland Companies is the exclusive landlord representative for Van Buren Plaza and represented both the landlord, Kensington Van Buren, LP of Tustin, and the tenant in the lease transaction. Coreland’s Matt Hammond and Fred Godinez, based in the company’s Tustin office, represented Kensington Van Buren, LP. The 93,956-square-foot Van Buren Plaza is located at 5600-5750 Van Buren and includes Fiesta Discount Mall, Napa Auto Parts, Big O’Tires and Dollar Tree. Coreland reports that there is additional space ranging from 1,150 square feet to an anchor space of 20,000 square feet available for lease at the center.
