Luxury real estate buyers give their preferences to antique buildings in Madrid's downtown. However, like in Paris, they admit that old properties have some disadvantages about them. Very few of the restored houses offer concierge services that are mostly provided for security reasons rather than fulfilling other duties.

Many wealthy customers of Madrid's luxury real estate market are buying properties of certain historic periods and they restore them in accordance with their demands. Moreover, foreign buyers seldom refer to restoration specialists.

When buying restored luxury real estate in Madrid, people expect the properties to have convenient location in downtown areas or good transport access. They also appreciate high-quality interior decoration of marble and granite. Like in London and Paris, they prefer places with a parking lot. However, may of the buyers are ready to compromise with it. Even some newly-built properties have parking facilities, as the local government rarely give a spur to private transport, Barbara Dorado, the manager of Knight Frank Company in Madrid, assured.

Nowadays they are erecting a number of residential buildings that will comply with international de luxe real estate requirements. Nevertheless, it's still hard to find residential real estate with gyms and pools in Spain's capital.
