Zambian Property set for Boom

Chris Swart of zambianproperty.com confirmed today that the increasing demand for land and buildings was at an all time high.

"I take an example of a high cost housing development in the area known as Kitwe Zoo, the builders hardly finish a house and a tenant is ready to move in.

In Lusaka we have seen the Manda Hill complex go up ( with Game Stores breaking record sales in a day) and a new shopping and entertainment mall down the road at the Arcades. This is particularly pleasing and on most days the shops, restaurants and bars are well occupied.

At present there are tourist lodges, game farms, farms, commercial property and housing being sought and Swart is upbeat about Zambia's future and what it holds.

" I am presently negotiating the sale of a game lodge and for me it is particularly gratifying to see investors restoring our land to the status it deserves. I hunted and fished all over the country and to see the conservation efforts of investors like my clients pay dividends is rewarding to everyone. There are huge tracts of land available that would be ideal for game farming and investors should take advantage of this. The value of Zambia's wildlife is growing significantly."

Swart stated that Zimbabwe's loss is Zambia's gain. "The influx of Zimbabwean investors alienated by government policy in that country saw our staple maize crop grow from a deficit to surplus in a single season. This alone shows we have fertile arable land and in most parts of the country reliable rains.

The commercial and mining sectors are showing growth and Swart says the efforts of contractors and suppliers that have made Zambia their base should be applauded."With increasing production and prices the mining corporates have been spending and expecting local companies to perform to international standards. We have seen increased efficiency and with it better quality."

The only sector lacking appears to be entertainment on the Copperbelt.

"I have long lamented the lack of malls such as Lusaka's on the Copperbelt and the lack of quality in shopping standards and entertainment. This is an area that would reward a prime investor with little doubt."
