Summerville, SC (3/17/2010) Greenwood Communities and Resorts has announced the addition of an innovative new product line to its offerings at The Ponds, a 1950 acre master planned community near Summerville. Called Rowhouse Singles, these new single family homes will be built along sidewalks around an existing square in a setting reminiscent of historic Savannah.Built by Harbor Homes, the Rowhouse Singles come from their new Renaissance Singles series. This series is a derivation of a very successful product line built by an affiliate of Harbor Homes in Raleigh, N.C. - extracting some of the attributes of traditional townhouses, but adding the separation and privacy of detached single family homes. "The configuration of the plans and layout on the site allow us to deliver efficient value, while creating a strong streetscape along the edge of a wonderful existing park," noted Lee McLoud, Division President of Harbor Homes.
The Rowhouse Single plans range from 1761 to 2135 square feet and are priced from $189,900. All homes have two stories including 3 bedrooms and 2 ½ baths with an option to finish a third floor bonus space. One and two car garages are available on alleys along the rear of each lot. Three floor plans are offered with each plan having front elevation options. The exterior siding on the homes is fiber cement in horizontal, board and batten and shingle patterns.
"This new housing type adds to the diversity of housing, pricing and lifestyles we are offering in The Ponds," stated John Morgan, The Ponds Community Manager "but also conforms with our very important core values of design and quality."
So far in 2010 there have been 11 homes already sold at The Ponds, with 3 of these presold before construction began. "We haven't seen presales for some time" said Penny Davis, The Ponds Sales Manager with Carolina One New Homes. "This early momentum seems to be a strong indication that we're on the right track".
Harbor will be breaking ground on three Rowhouse Singles within the next 30 days, so each of three plan options will be available for inspection by prospective buyers.
About The Ponds
The Ponds is a 1,950-acre master-planned community set between the town of Summerville and the Ashley River Historic District. In addition to a 1,100-acre nature preserve, residents of The Ponds enjoy the benefits of an onsite Summerville Family YMCA, EMS/Fire Station and several community parks. Greenwood has also set aside land for a proposed K – 8 public school.
The Ponds' residential offering includes custom home sites for new homes priced from the $70s and single-family homes priced from the high $100s. Many homes are now complete, and the first residents are enjoying the amenities in place. The core of the amenity offerings - a pool, outdoor pavilion, 11-acre multi-purpose field and a restored historic farmhouse have already been completed, along with a outdoor waterfront amphitheater and several neighborhood parks. A 60-plus-mile sidewalk and trail system connecting to The Ponds' 1,100-acre nature preserve will be phased in as development progresses. An early part of the system, however, linking the community trail head at the restored farmhouse to hundreds of acres of woods, pastures and ponds, is complete and in service.
