Fontana’s Newest Neighborhood Shopping Center is Under Construction — REP Commercial is handling the leasing and marketing of Foothill Village

“Young Homes is planning a 22-plus-acre residential project a block away on Foothill and Hemlock with over 130 new homes and 110 apartments according to San Bernardino County Planning documents. The Inland Empire and the City of Fontana is in a strong growth mode,” noted Russell.

Etiwanda Development who is developing Foothill Village is equally bullish on this area of Fontana. Robert Gibbs, President of Etiwanda Development, who has completed many successful industrial and self-storage projects in the area, says, “A few years ago, you had your pick of parcels out here. Now, everything is getting purchased and developed. This area is primed for growth. We know Foothill Village will be a very nice asset to the community as soon as we open in January or February 2006. We spent a great deal of time and energy designing and planning Foothill Village with an eye towards quality and convenience for the shopper and retail businesses alike.”

The 30,000-square-foot retail development consists of a 20,000-square-foot building, which provides inline retail with two end caps; one end cap location has outdoor patio seating. The project also includes two pads: a 5,540-square-foot retail pad and another, which is fully entitled for a fast-food drive-through use. “Lease rates are $1.75 triple net plus CAM, which is very reasonable for this market and the cost of new construction,” says Russell. “We are hoping that the leasing goes quickly and, at these rates, it should.”

Foothill Village’s leasing team of REP Commercial’s Russell and Thomas Tway plan to target fast-food and quick-serve restaurants and other tenants or uses including coffee, juice, ice cream, mobile phone, electronics, financial institution or services, real estate office, nail/day spa, pet store, gift/card shop, medical offices, dental offices, and services and products for assisted living/senior care.

Foothill Village is located on 2.63 acres at 14725 Foothill Boulevard. Etiwanda Development of Fontana is the developer and general contractor. William Fox Group of Ontario is the project’s architect.
