Most will tell you that they’ll stop your foreclosure, regardless of your situation, and even let you stay in your home. Does that sound too good to be true? Well, in most cases, it is,” he said.
The report warns that scam artists are looking for homeowners who are ignorant of the foreclosure process and options available, financially desperate, and who have equity in their home. So-called “real estate investors” or “real estate foreclosure specialists” are not really interested in helping homeowners. The only thing they want is to get their hands on the equity in the house, according to Callaghan’s report.
“Many of these offers to help are really just schemes designed to steal your equity. Even if they tell you that they plan to let you continue to live in your house, most of these folks use contracts heavily biased in their favor, and the slightest violation on your part will allow them to take your home and evict you. In landlord-friendly states, this is a very popular strategy to take every penny of equity you have built up,” warned Callaghan.
Although many states have begun to investigate isolated cases, and some have begun to pass new laws, there are still thousands of con artists who are deceiving thousands of homeowners all across the country every day. Enforcement agencies just do not have the resources to investigate the many, many cases that are out there.
