November 13th 2007. SellYourHouseForFree.com have introduced a new system that automatically deletes old listings from its database of properties. Proprietor Charles Sweeney said "This new system means that all the listings on our website are fresh which is excellent news for buyers who are tired of coming up against sold properties."Research shows that a great frustration for house buyers is viewing properties for sale online that have already been sold. With FSBO (For Sale By Owner) websites the listing is provided by the seller but is often not deleted when the property is sold. The new system devised by SellYourHouseForFree.com automatically deletes listings when they reach 28 days old.
The internet makes it very easy for home sellers to sell their home themself. This sector of real estate is known as FSBO (For Sale By Owner). Typically a seller will register with a website and fill out a listing form to advertise their house for sale. The greatest disadvantage of this system for buyers, is that the website relies on the seller deleting their listing when the property sells. When you have just sold your house, you have a lot of matters to attend to and going around deleting the listings you made is not a priority. This results in FSBO sites filling up with stale listings.
SellYourHouseForFree.com recognized this frustration for buyers after researching FSBO forums. They have come up with a new system that automatically deletes property listings when they reach twenty eight days old. This is fairly young in terms of FSBO listings, particularly with today's deflated market but the seller can keep their listing live if they so desire.
Under the new system, sellers are emailed when their listing reaches twenty one days old. They then have the option to renew their listing by clicking on a link in the email or by logging in and editing their listing to renew it. They are also reminded at this point to delete their listing themself if the property is sold. If they do not renew their listing (or delete it themself) it gets deleted automatically when it reaches twenty eight days old.
Charles Sweeney said "We noticed that this resulted in a sharp drop in the number of listings but it is far better to have a site full of listings that you know are fresh than a site with a lot of listings where you cannot be certain about the status of the listing."
